Appraisal Report Types

Our valuation services, as listed below, conform to the Uniform Standards of Professional Appraisal Practice (USPAP), Interagency Guidelines (IAG), FIRRIEA, OCC and NCUA reporting guidelines.

• Standard Appraisal Report – A report developed in a narrative “Self-Contained” or “Summary” format”.
• AVO – Restricted Report – our NEW (AVO) Appraiser Value Opinion – A report developed in a “limited” format that states verses summarizes salient data. SEE HERE
• Appraisal Report Update – An “updated” report typically brings forward the effective date of a prior 
  existing report in a new appraisal assignment. 
• Appraisal Recertification of Value (ROV) –  The ROV confirms that a prospective condition in an original
  appraisal report has been completed, i.e. completion of proposed construction. 
• Mass Appraisals – is defined as: The systematic appraisal of groups of properties. As of a given date. Using standardized procedures and statistical testing. Our reports can group multiple, different or similiar, “Subject Properties” into a single report.
• Feasibility Study – A report that provides opinions regarding the financial practicality of a proposed project.
• AVO – Trust Valuation – This type of report is sometimes referred to as an “asset valuation” used in trust or tax situations and is subject to the parameters set by the trust or tax codes. SEE HERE 
• Appraisal Review Report – This type of report reviews the appraisal report performed by another appraiser. SEE HERE
• Classified Asset Report – This is a risk alert report used to estimate the current value of an impaired asset.
